What Fuze Commits To and How Owner Communication Works

October 23, 2026 | Fuze Real Estate

What Fuze Real Estate commits to as your property manager, and how owners stay informed from listing through renewal.

Owners who switch property managers almost always give the same reason: they never knew what was going on. Here is what Fuze commits to and how communication works at every stage.

What we commit to

  • You don't pay until it's rented: the leasing fee is charged only after a signed lease.
  • No management fee on vacant units.
  • No long-term commitment: our agreement has no fixed term, and either side can end it with 60 days' written notice.

While your home is being leased

You get weekly leasing updates on showings, applications and market feedback, so you know how the listing is performing and whether any adjustment makes sense.

Every month

  • A monthly financial statement covering rent collected, expenses and repairs
  • Owner and tenant ledgers
  • Owner distributions go out the 8th to 10th of each month for rent paid in full by the 3rd. Rent received late but by the 12th is paid out the 17th to 19th; after the 12th, it moves to the next month's cycle.
  • Your first distribution comes after the second month's rent, because the first month's rent covers the placement fee.
  • Statements are online only, through the Fuze owner portal.

When something needs fixing

Maintenance requests come in and are coordinated 24/7. Owners see transparent work orders and repair pricing, so there are no surprise invoices.

At renewal time

Before a lease renews, we complete a pre-renewal property inspection, a market rent analysis and a tenancy summary with a risk review. Then we bring you a renewal recommendation and handle the renewal once you decide.

At tax time

We handle 1099 processing and CRPs (Minnesota Certificates of Rent Paid), and we cover compliance work like rental licensing and city inspections.

Contract terms

Our management agreement has no fixed term. Either side can end it with 60 days' written notice. Any cancellation fees are listed in the agreement, and we walk through them with you before you sign.
